FAQ — Ponderosa Property Investments

Question 1

How quickly can you close?

Accepted Answer

We can close in as little as 7 days once you accept our offer. If you need more time — whether it's 30 days or 90 days — we'll work around your schedule. You set the closing date.

Question 2

Do I need to make any repairs before selling?

Accepted Answer

Absolutely not. We buy homes in any condition — roof damage, foundation issues, outdated kitchens, fire damage, you name it. You don't need to fix, clean, or stage anything.

Question 3

Will I need to move out before closing?

Accepted Answer

No. You can stay in the home until closing day. We'll coordinate the timeline with you so you have the time you need to move.

Question 4

What happens after I submit my property info?

Accepted Answer

We'll review your submission and reach out within 24 hours to ask a few follow-up questions. From there, we'll prepare a cash offer and present it to you — no obligation to accept.

Question 5

How do you determine your offer price?

Accepted Answer

We look at the property's location, current condition, comparable sales in the area, and the cost of any repairs or renovations needed. We'll walk you through our reasoning — no mystery numbers.

Question 6

Are there any fees or commissions?

Accepted Answer

None. There are no agent commissions, no closing costs charged to you, and no hidden fees. The offer we make is the amount you receive at closing.

Question 7

Is the offer negotiable?

Accepted Answer

We make fair offers based on real market data. If you have questions about how we arrived at the number, we're happy to talk through it. We want you to feel confident in the process.

Question 8

Am I obligated to accept the offer?

Accepted Answer

Not at all. There's zero obligation to accept. We'll present the offer and give you all the time you need to decide. No pressure, ever.

Question 9

Can you buy my home if it's in foreclosure?

Accepted Answer

Yes. If you're facing foreclosure, time matters. We can move quickly to help you avoid foreclosure and walk away with cash in hand. Reach out as soon as possible so we have time to help.

Question 10

What if I've inherited a property I don't want?

Accepted Answer

Inherited properties are one of the most common situations we help with. Whether the estate is settled or still in probate, we can work with you and your attorney to find a path forward.

Question 11

Can you buy a rental property with tenants in it?

Accepted Answer

Yes. We buy rental properties as-is, tenants included. You don't need to evict anyone or wait for leases to expire. We'll handle the tenant situation after closing.

Question 12

What if my home has been sitting on the market for a long time?

Accepted Answer

That's exactly the kind of situation we're here for. If your home hasn't sold through traditional channels, we offer a direct, certain alternative with no showings, no open houses, and no waiting.
